October 31, 2016 - Finance company, barbeque restaurant top open in The Fountains

CEDAR RAPIDS — Two new tenants — BMO Harris Bank and Billy Sims BBQ — will be opening in the Fountains.

Four of the planned six buildings in the Fountains, a multi-phase retail-office park at the northeast corner of Edgewood Drive NE and Highway 100 in northwest Cedar Rapids, have been constructed.  BMO Harris will take 23,500 square feet on the first and second floor of the north east most Fountains building. The space is being built out for 175 employees, according to officials with Ahmann Design, which is behind the Fountains.

“I think this will really help the other businesses at the Fountains,” said Joe Ahmann, the developer.

The Fountains thus far have three retail strips and one office building, along with amenities such as a clock tower, pond, fountains and patio seating. The additional buildings are designated for office use. With the additions, the office space will be 85 percent occupied and the overall complex will be 90 percent occupied, Ahmann said.

Billy Sims is slated to go in 2,300 square feet in the northwest most retail building. This would be the second Iowa location after Burlington for Billy Sims BBQ, a franchise with 49 locations started by the former Oklahoma Sooners running back and Heisman Trophy winner. Billy Sims would offer counter service and seating for about 75 people. BMO Harris, which signed a 10-year lease in September, is due to open by June 1, while Billy Sims, which signed a lease in October, is tentatively schedule to open in February or March, said Dave Castelluccio, property manager. Both spaces are virtually empty shells and need to be built out.

The BMO Harris move is the result of that company’s acquisition of the GE Capital’s Transportation Finance team last year. That is group that will move into to the Fountains. The division had been located at 1010 Thomas Edison Blvd. SW in shared location with GE’s larger vendor services division, which was acquired by Wells Fargo and remains at the location.

“They want to expand and be a presence in the community,” Ahmann said, noting it was a win for Cedar Rapids to keep the company local.

BMO Harris Bank could not be reached for comment.

BMO Harris Bank is taking much of the space that had been planned for Terex, a construction equipment manufacturer that had been negotiating to relocate staff from 909 17th St. NE to the Fountains. That deal fell apart after Cedar Rapids City Council members questioned giving up to $506,000 in additional tax breaks, noting the Fountains development already had received tax incentives.

Castelluccio said no tax deals will be sought for the BMO Harris space. Ahmann would not say the Terex deal is dead, but said they are moving forward without it. “We are not waiting around,” he said.

CEDAR RAPIDS, IA – July 31st – A groundbreaking ceremony to celebrate the building of The Depot will be held on Friday, July 31st at 9 a.m. at 400 12th Avenue SE (behind the Newbo City Market).

 

About The Depot:

The Depot is a $20 million+ mixed-use development that has been master planned to complement the existing Newbo neighborhood. Located just behind the Newbo Market, The Depot will bring 40 condominiums and approximately 90,000 square feet of retail/office space to the area.

Compass Commercial Services acquires another project to enhance community development and economic growth in downtown Cedar Rapids.

 

Compass Commercial Services is poised to play a role in the development of the Kingston Village neighborhood through the development of a new live-work concept.

 

In response to a Request for Proposal by the City that was due on April 25th, TAT Investments was awarded the project for development that involves a currently empty lot in the Kingston Village area. Compass Commercial Services will build a new 4-story multi-use structure housing 1st floor retail as well as live-work condominiums on the upper 3 floors ranging from studio to one and two bedrooms in size. The site will also provide a 1-story parking garage on site to be used by the building residents. Proposed by TAT, the site will be named ‘Kingston Lofts’.

 

The development will become an integral and important step in the revitalization of the neighborhood that had been severely impacted by the floods of 2008. This development will immediately meet the need for additional workforce housing in this area as the Kingston and surrounding neighborhoods continue to grow and revitalize.

 

The Kingston Lofts provide an attractive and necessary resource and further symbolize economic growth for the community. The overall goal of this project by TAT is to build something that’s currently not found in our downtown community, and to attract business and residents to revitalize an area that is upscale, evolving and current. There is no other project currently in process in the area that can bring both retail and residential together in an area where new meets old like this one can. The concept has been designed to appreciate the established ambiance of the neighborhood while offering modern amenities that will attract customers, retailers and homeowners.

April 3, 2014 - Compass Provides a House for Controlled Burn Training

Compass Commercial Services provides a house for a controlled burn exercise for Cedar Rapids fire department training.

 

The donation of a building for ongoing training allows Compass to demolish its site for new construction while providing a viable and useful option to assist city services in their ongoing training efforts.

 

In December 2013, Cornerhouse Properties purchased the last standing structure in a square block at 1st Avenue and 28th Street in Cedar Rapids. This purchase allows the old Cornerhouse site to move forward with development plans of a new office complex at this location.

 

This final piece of land will be leveled flat along with the remaining property to prepare it for development. To do this, the remaining house needs to be demolished. Compass (acting representative for Cornerhouse Properties) attended the City’s Historic Preservation committee to solicit their approval and endorsement to City Council for demolition. This step is necessary to validate that there is no viable historic significance to the building or reason for it not to be destroyed.

 

Cornerhouse Properties, now given the all clear to progress with demolition, made the determination that it would be a generous and useful effort to donate the demolition to the Cedar Rapids Fire Department for use in a ‘controlled burn’ training exercise. Its unique location within a residential area also provides a valuable training opportunity to practice safe fire management with concern for all nearby residences and businesses while conducting life safety and fire maintenance efforts.

 

The controlled burn will take place in the early spring after-which Cornerhouse Properties will eagerly move forward with development plans for a brand new office facility further enhancing the 1st Avenue corridor.

 

A representative from the Historical Preservation Committee also visited the house to tour the structure, take pictures and conduct further research to ensure it holds no historical significance to the City of Cedar Rapids. This site tour and research was conducted in mid-December with no historical relevance found that would inhibit moving forward with demolition.

 

Habitat for Humanity also toured the former home, as invited by Compass for the purpose of donating any equipment, appliances, items that could be used for their cause. Habitat has since removed items including a good-as-new washing machine, hot water heater and numerous other valuable and useful items for use in their important work in the community.

March 11, 2014 - The Fountains Development Beginning to Take Shape

The Fountains Retail and Office Complex continue to experience interest and growth as the development takes shape.

 

Awareness remains strong from both prospective tenants and an attentive community as new tenants continue to sign on to be a part of this new facility.

 

The most recognizable and anchor feature, the Clock Tower, now stands proudly at the epicenter of the complex. The clock illuminates at dusk and acts almost as a lighthouse to draw attention to the development. This tower is already becoming a recognizable icon for the Fountains and everything it will offer.

 

The second retail building has signed additional tenants including Pepperjax Grill, ‘home to America’s best Philly’, Olive’s Oil, featuring gourmet cooking oils and supplies, Red Wing Shoes, now open and operational and State Farm Insurance which will also be in residence soon. These businesses join Salon Jude, Sanctuary Spa and Jimmy Johns already established in Retail Building 1 along the southern border of the complex.

 

According to developer Joe Ahmann, letters of intent have also been received for both large, end-cap spaces in the 1st and 2nd retail buildings for larger scale restaurants that will have outdoor patio space overlooking the pond ‘connecting’ these buildings. These restaurants will provide wonderful opportunities to enjoy warmer weather and the entire complex once opened. Unfortunately by the time of this release, leases have yet to be signed so the identity of these restaurants will have to remain anonymous for a while longer.

 

The larger Office Buildings are also receiving inquiry and evaluation by several companies considering a relocation of headquarters to this new and exciting development. The first of these three buildings is now framed, enclosed and quickly progressing. Foundation pours for the remaining two office buildings (which will complete the complex) are simply waiting for the cooperation of Mother Nature.

 

Everything remains on schedule for this development to make a strong and valuable contribution to the anxiously waiting Cedar Rapids community.

Fusion Architects and Compass Commercial Services Announce a Concept Design for Iconic Downtown Structure

 

The Great Furniture Mart has received crucial Enterprise Zone Benefits from the Iowa Economic Development Authority, paving the way for progress.

 

In October, Joe Ahmann, owner of the Great Furniture Mart received the authorization letter for Enterprise Zone funding that was applied for in June of 2013. This application submitted to the IEDA in Des Moines, is one of hundreds taken under consideration for essential funding for the growth and overall success of a project.

 

Receipt of state funding allows the quality and style of the original concept for building renovation to be maintained. This contributes to the long term and projected growth of Cedar Rapids Urban Living. Enterprise Zone Funding is allowed for projects to promote new economic development in distressed areas of Iowa by encouraging communities to target resources in ways that attract productive private investment.

 

And now Fusion Architects and Compass Commercial Services are pleased to move forward with interior plan designs and demolition to begin the core work establishing the base structure that will make the building ready for construction.

Compass Commercial Services Initiates Steel Framing of the New Geonetric Headquarters.

 

This new building will be a prominent tribute to Geonetric’s continued success, all while staying true to their core values.

 

Geonetric’s headquarters, located at 415 12th Avenue SE, under construction since August 2013 will blend into the surrounding ambiance by highlighting its unique history. The site location was formerly the home of ‘Iowa Stone Works’, and Compass will feature this name within the façade of the building. The structure is also designed in a classic industrial motif using distressed brick and ironwork that allow it to fit in the surrounding neighborhood as well as standing out as an established business center of the area.

 

The interior and working features of the building will offer some of the most ecologically conscious and modern conveniences that are available today. This is evident from the cost effective yet superior air quality HVAC system down to the smallest details within amenities and fixtures. Compass Commercial Services Breaks New Ground in Revitalization of Distressed Neighborhood

 

Compass partners with the City and the State to jump start a new, affordable housing block in the Ellis Boulevard neighborhood that will initiate the re-establishment of this key demographic.

 

On October 2nd, the City of Cedar Rapids approved the permit for construction at the first of four proposed buildings along a one block stretch of Ellis Boulevard, one of the hardest hit areas impacted by the flooding that occurred in June of 2008. Compass will begin initial underlay of sewer, plumbing and electrical systems upon which the foundation will be poured for an IEDA supported 4-plex housing structure. This 4-plex will feature 2-story rental housing inclusive of basements, one car garage per unit, exterior living space, additional outdoor parking as well as state of the art amenities throughout each unit.

 

Upon completion of the initial structure, Compass plans to continue development of this block with a 5-plex structure that will feature additional 2-story units to be sold as a part of the approved city funded ROOTS assisted living program. Two completely separate detached homes will complete Compass’ development plans for this particular block. These two homes, a two-story and a ranch, are also a part of the ROOTs funded program for affordable housing.

 

The City Council has repeatedly endorsed the redevelopment of this area and has been extremely complimentary of the design and ‘upscale personality’ proposed for these housing units.

 

Upon receipt of grant approval and before the first shovel went into the ground, the phones were ringing in the Compass offices with strong public interest in these beautiful new homes. Potential buyers are anxious to know when the homes will be ready and how they can purchase one.

 

This block is only the first step on a list of potential sites proposed by several different investors & developers to revitalize and re-characterize the Ellis Boulevard neighborhood. It will further contribute economic stability and monetary growth to the City of Cedar Rapids. Completion of the Compass constructed development will happen by December 2014 and will then be ready for occupancy.

Ready for Retail! – At the Newest Commercial Construction Project in Cedar Rapids, IA, The Fountains.

 

Compass Commercial Services announces their first tenants to The Fountains office & retail complex, who will begin to conduct business on site as early as this month.

 

It’s an exciting month for Compass Commercial Services. The Fountains, a $34million, 19 ½ acre project has been in the planning stages since 2009 and under construction for the majority of 2013, is now almost ready for its first tenants. Two companies are scheduled for October move-in dates with final preparations underway for occupancy.

 

The Sanctuary Spa is relocating to almost double their current square footage and will occupy suites 106/108 in Retail Building #1. This high-end spa will specialize in relaxation, treatments and ‘pampering of the sole’ for each visitor. The Spa will includes 7 individual treatment rooms offering a variety of services such as massage, body wraps, facials, waxing and make-up (just to name a few) as well as one larger room designated for couples to enjoy treatments at the same time.

 

Salon Jude will occupy suite 104 also in Retail Building #1 and will relocate from their current home at Town Center under the name of New Millennium Salon. This trendy and impressive salon is excited to offer full hair and nail services along with numerous treatment options.

 

Jimmy Johns will soon begin construction on a space in suite 110 at the east end of Retail Building #1. In addition to “Freakishly Fast” service, Jimmy Johns will offer a variety of sandwiches for dine in, delivery, or through the convenient drive up window located at the end of the building.

 

Compass Commercial Services has kept a meticulous eye on the construction and progress of each building within The Fountains complex as well as the detailed build-out and design specifications of each suite for their tenants.

 

Several other commercial and retail establishments are in final negotiations to fill the remaining two suites in Retail Building #1 and continue into Retail Building #2. Groundbreaking Ceremony Takes Place for New Geonetric Headquarters

 

Compass Commercial Services hosts event at the new site for Geonetric headquarters in Cedar Rapids to announce that construction has begun. Development team and Geonetric employees gather together to celebrate.

 

On Thursday, August 8, 2013 at 4:15pm, the development team along with employees, friends and family all gathered together on a field of fresh dirt (amidst bulldozers rolling by and dump trucks dumping piles and piles of dirt) to celebrate the beginning of construction for the Geonetric Headquarters in the NewBo neighborhood, downtown Cedar Rapids. The 4:15 start time was set to signify the new address of the building at 415 12th Avenue.

 

Anne Ohrt (Geonetric) welcomed everyone and introduced the development team of Joe Ahmann (owner-Ahmann Design, Compass Commercial Services and Fusion Architects, Inc.), Geoff Franzenburg (Construction Manager-Compass Commercial Services), Wade Squiers (Chief Architect-Fusion Architects) and Jake Hayden (Site Manager-Compass Commercial Services). Geoff Franzenburg went over the plan for the building and extensive amenities that will be included in the new office headquarters as part of the presentation.

 

Geonetric employees had the opportunity to drive a bulldozer on the site, contributing to the dirt-moving efforts! The group then quickly moved over to a nearby restaurant for drinks, appetizers and further celebration of this momentous occasion.

 

Compass has now also received the City Permit for the building construction and construction is fully underway. This means with all formalities out of the way, things will move very quickly once the site is leveled and prepared for its foundation. Everyone is anticipating Geonetric’s relocation to their new headquarters sometime next year.

The Great Furniture Mart – A New Chapter for Downtown Cedar Rapids

 

Compass Commercial Services is pleased to announce their participation in the revitalization of a Cedar Rapids icon to a new and prosperous future.

 

The Great Furniture Mart building has been a long-standing, highly recognizable structure located at the corner of 1st Street and 6th Avenue SE in downtown Cedar Rapids for over 100 years. Built in 1914, it served as a wholesaler grocery distribution center under the owner’s name, The John Blaul’s Sons Company through the late 1950s. Midwest Food Distributors then took over operations until 1964 when it became the most currently recognizable operation as The Great Furniture Mart. The company closed following the flood of 2008 where the building was flooded to a depth of approximately 8 feet and has remained vacant since.

 

Now the building celebrates another chapter in its magnificent history. On Tuesday, July 23, 2013, Cedar Rapids City Council granted final approval for redevelopment of the property. Construction is scheduled to begin in fall of 2013 and completed by late summer/early fall of 2014.

 

The proposed development includes:

  • 1st floor commercial/office tenant space
  • 2nd floor office tenant space
  • 3rd and 4th floor residential condominium units
  • Rooftop outdoor space for building residents

 

These interior renderings show an example of the mixture of historic personality combined with the latest in modern design and technological amenities in two of the proposed condominium units.

 

Developer Joe Ahmann feels all condominium units will be purchased before construction is completed. The facility will also feature underground parking for 2 cars and separate storage for each condominium unit. There will be access to residential floors directly from the garage from the inside of the building.

 

The development plan and long-term benefits to the downtown community are eagerly anticipated and will provide contributions economically, culturally and socially to the re-growth of Urban Living in downtown Cedar Rapids.

 

Fusion Architects and Compass Commercial Services will work together to revive one of the last surviving structures from among dozens of similar warehouses and manufacturing facilities that once lined the rail corridor. These new implementations allow the Developer to bridge recognizable Cedar Rapids history with the City’s growing future.
